How we handle your matter

Every property transaction is different, but our proven four-step approach keeps things moving and keeps you informed at every stage.

1. Initial consultation and file review

We sit down with you — in person or by video call — to understand your situation. Whether you are buying your first home, selling an investment property, or facing a neighbour dispute, we review every relevant document and explain your legal position in plain language. There is no obligation and no jargon.

2. Strategy and due diligence

Our team conducts title searches, reviews contracts, checks for encumbrances, easements and zoning restrictions, and identifies any risks before they become problems. For dispute matters, we map out negotiation and litigation pathways with realistic timelines and cost estimates.

3. Negotiation and documentation

We draft or amend contracts, negotiate special conditions on your behalf, and liaise with agents, lenders and the other party's solicitors. You receive updates at every milestone — not just when we need a signature.

4. Settlement and beyond

On settlement day we coordinate funds transfer, title registration and key handover. After settlement, we remain available for any follow-up queries including rates adjustments, body corporate issues or post-completion defects.

Practice areas we cover

Our solicitors bring deep experience across the full spectrum of property law in Queensland.

Residential conveyancing

Buying or selling a house, unit or townhouse? We manage the contract review, searches, conditions, finance clauses and settlement process from start to finish. Our team ensures every detail is right so there are no surprises at the eleventh hour.

Commercial and retail leases

Negotiating lease terms, reviewing disclosure statements and ensuring compliance with the Retail Shop Leases Act are all part of our commercial leasing practice. We act for both landlords and tenants across Queensland.

Property development

From community title schemes and subdivision approvals to development agreements and off-the-plan contracts, we advise developers at every stage. Our knowledge of local council requirements helps streamline the approval process.

Boundary and easement disputes

Fencing disagreements, encroachments, right-of-way conflicts and tree disputes can escalate quickly. We work to resolve these matters through negotiation first, but we are fully prepared to represent you in QCAT or the courts if needed.

Co-ownership and family transfers

Transferring property between family members, adding or removing a name from a title, or structuring co-ownership agreements requires careful legal and tax planning. We coordinate with accountants and financial advisers to get the structure right.

Body corporate and strata

We advise lot owners, committees and body corporate managers on by-law disputes, levy recovery, common property maintenance obligations and adjudication applications under the Body Corporate and Community Management Act.

Why clients choose us

We are not a volume conveyancing factory. Every file gets the attention it deserves.

  • Fixed-fee transparency

You know the cost before we start. No hidden disbursements, no bill shock at settlement.

  • Direct solicitor access

You deal with a qualified solicitor — not a paralegal or call centre. Your solicitor knows your file inside out.

  • Queensland focused

Property legislation varies state by state. We practise exclusively in Queensland, so our advice is always jurisdiction-specific.

  • After-hours availability

Property deadlines do not always fall within business hours. We offer evening and weekend appointments when you need them.

Common questions about property law

Answers to the things our clients ask most often.

In Queensland, the standard settlement period is 30 days from the contract date, though 14-day and 42-day settlements are increasingly common. We can often accommodate shorter timeframes if both parties agree. From our side, we begin searches and contract review within 24 hours of receiving your signed documents.

We perform a comprehensive suite of searches including title search, survey plan check, local council rates and town planning searches, state government land tax search, transport and main roads search, flood and environmental searches, and body corporate records inspection where applicable. Each search is designed to uncover potential risks before you commit.

A licensed conveyancer can handle straightforward transfers, but a solicitor is better equipped to advise on complex issues such as contract disputes, defective titles, tax implications of property transfers, or matters that may end up in court. If your transaction involves anything beyond a simple buy-and-sell, a solicitor adds a layer of protection a conveyancer cannot match.

Our fixed professional fee for a standard residential purchase starts from $990 plus GST. Disbursements such as title searches, registration fees and transfer duty are additional and vary depending on the property. We provide a detailed cost disclosure at the outset so you know exactly what to expect.

Yes. We regularly take over files from other firms or step in when a dispute has already reached QCAT or the Magistrates Court. We will review the history of the matter, advise on the merits, and develop a strategy to resolve it as efficiently as possible — whether through mediation, negotiation or contested hearing.
